So Long to Laurier

laurierI am very happy to announce that just a little while ago, Ryan, Brendon and I sold the Laurier Heights house! All the conditions came off last week and we could toast to another successfully completed flip. It did not come without its challenges, but it was so very worth the hard work, and I know we can all say we learned even more about this flipping business from this project. Here are some of the things I took away from this latest venture:

  • Timing plays such a pivotal role. We sold the Capilano house in 5 hours, but this one sat a tad longer. Yes, the market is changing but listing a house right before Christmas is not ideal.
  • We have come to understand what buyers really look for (especially in a more expensive home) and what they tend to be pickier on.
  • After doing a few of these flips now, we have definitely found our groove. And while we want each home to feel a bit different and I, especially, want to challenge myself in terms of design, there are certain recipes that we can now repeat and utilize each time we take on a new house
  • And finally, I think a huge lesson we learned was to be more accountable and present after the house has been listed. Unfortunately we had some bad luck with a break in and had someone “stay” for a couple of nights at Laurier. We got lucky in that there was no damage, only some staging things stolen and just a big mess, but it definitely taught us to take better care. Things like having the walks shovelled, checking in regularly, leaving exterior lights on and even setting up a bit of extra security are all smart steps in preventing that from happening again. And hey, we got to have police come out again!!! (remember when we found the bomb??)

And so, we say so long to Laurier and hello to our next…yes, that’s right! We’re already on to another project! Check back soon to see photos, design plans and inspiration boards!
